A grain elevator on the Baltimore waterfront was turned into 228 apartments over 24 floors, but the round concrete bins that gave the building its shape hold almost none of that living space

A grain silo makes a very poor apartment indeed.

It is a circular concrete tube with no windows, no floors and walls too thick to cut without weakening what is left.

Punch an opening in a shell like that and you interrupt the hoop of compression that holds it together, which is the only thing the wall was ever asked to do.

So the bins are almost unusable.

They are also the whole reason the site was worth buying in the first place.

Which leaves an awkward gap between the picture and the plan.

The part everybody photographs is the part nobody lives in

The way out of that gap is to stop treating the elevator as one object.

A grain elevator of this era has two distinct halves, and the two of them behave very differently.

The storage bins are the tubes. They are slipformed concrete, poured continuously as the forms climbed, and they are structurally superb at exactly one job.

Above them sits the headhouse, which is where the machinery went. Conveyors, scales, distributors and the top of the elevator legs all lived up there in an open box.

That box has floors, spans, daylight on four sides and a view over the harbor, and it is the only part of the structure that resembles a building.

So the conversion happens where the machinery used to be, and not where the grain used to be.

The bins carry the load and set the silhouette.

They do not carry the bedrooms.

The building underneath the apartments

The bones of the thing are older than almost anything else on that stretch of water.

The elevator was built for a railroad company at Locust Point, on the south side of the Baltimore harbor.

It went up across 1923 and 1924, and it could hold 3.8 million bushels of grain, which made it one of the largest such structures in the world at the time it opened.

The structure stands 308 feet tall, and the residential conversion is described as 24 stories.

It went onto the national register of historic places on December 23 of 2004.

The conversion opened in 2009, done by a Baltimore developer working with a local architecture practice.

The finished building holds 228 condominiums.

How 228 households fit into a machine

The answer is less romantic than the photographs suggest, and considerably more sensible.

The arithmetic only works once you stop thinking of the tubes as being the building.

A new residential tower was built above and around the retained structure, and the headhouse volume was opened up and glazed.

The bins remain in place beneath, doing what a podium does in any other tower: carrying load, holding the ground floor and giving the thing a base.

Parking, plant and circulation went into and around them, which is the usual answer anywhere for a volume that cannot take windows in its walls.

The visible result reads as a glass box balanced on a cluster of concrete cylinders, and that reading is exactly accurate.

The tubes are the pedestal.

What the story keeps overstating

Three things about this conversion get repeated more confidently than the record supports.

The first thing is the implication that people live inside the silos. Very few do in any meaningful sense, and the marketing has never claimed otherwise.

The second is the height. A 308 foot structure counted as 24 residential stories means the floor to floor is not what you would find in an ordinary tower, since the retained base is not divided the way housing is.

The third is the date. The conversion opened in 2009, which puts it before the wave of grain elevator projects it usually gets grouped with, and it is older than it looks.

Elevator conversions are also rarer than the coverage suggests, in the way that a record tower or an unusual concrete method gets reported as a trend, as the local heritage record for the site sets out.

What a grain elevator is actually good for

Very few of these buildings have ever been converted successfully anywhere.

The reason so few of these get converted is not sentiment about industry. It is the cost of getting daylight into concrete.

Cutting windows into slipformed bins means cutting reinforcement, adding frames and then proving that the remaining shell still works, and none of that is cheap to do.

The successful projects almost all do what this one did, which is to build the housing somewhere other than the bins and keep the bins for what they are good at.

Load, permanence and a shape nobody would ever be allowed to build today, as the local newspaper account of the building describes.

The grain elevator did not become apartments.

It became the foundation.
